Unlike such other traditional methods of advertising as television and radio, outdoor billboards are not only eye catching but also very creative and colorful. There are preferred by most advertisers because they have the potential to reach a large number of people. Because of these benefits, billboards are in high demand. However, billboard locations are not always available in your area. So what do you do when you want a billboard location but are unable to find one to lease?
First, you should stop looking in city centers and try going a sign out. In other words, drive out of town until you pass the very last billboard sign in your area. Select one road just on the outskirts of town in an area where other advertisers may not think to look. Subsequently, establish contact with the owner of the land, sign a ground lease with the owner, and erect your billboard there. It is important that you take your time when selecting the area where to place your billboard, taking into consideration the prospects for future growth and development.
Building ahead of highways is yet another thing you could do. With this strategy you're anticipating the development of future highways or freeways. The majority of municipalities and towns have in place specific timetables for road and highway expansion and construction. Research this information and grab that wonderful location on a highway that is yet to be built. You may even sign the lease before the right of way is acquired.
Rezoning a piece of land is another way to get an outdoorbillboard. If you are fortunate enough to find a pieces of land that permits a billboards apart from the zoning, you should try to rezone the location. One thing you must bear in mind about rezoning is that it may result in tax problems especially for the person that owns the land. You should therefore tread carefully. However, if you do find an owner who was thinking about rezoning the land, seize the opportunity.
Still, cannot find a billboard? Get a variance. A variance is a trade off. That is, you get the town and city council members whose ordinances prohibit the building of billboards and signs to give you the go ahead to erect them in a specific location. Why would they do this? Well, ask yourself, "What could I do legally to help them pass a variance for a billboard?" If you play your cards right, this can be the easiest way of getting a billboard and in a strategic place too.
There are numerous other ways to get that billboard that you want. However, one of the simplest methods is to start in the outskirts of the city or small towns as mentioned earlier. You may not be the first to go down this path. Remember, Wal-Mart's humble beginning before it became a large multinational company? It started in small towns and grew from there. Be prepared to think outside the box and to use your resources. Before you know it, you'll have your first billboard lease in hand!
