Real Estate Marketing Strategies: 5 Steps to Becoming a Success Magnet

Real Estate Marketing Strategies: 5 Steps to Becoming a Success Magnet

I would like to let you in on a formula that will help you manifest the success you desire and deserve. This five step formula comes from my direct experience of having been a psychologist for 20 years and a business coach for real estate agents for 14 years. Step 1 - Get Clear About What You Don't Want

This step might really surprise you. You probably wouldn't think you'd start off by "getting clear about what you don't want". When you're clear on what you don't want, you have contrast, or a springboard to jump off into deciding what you do want.

It's so easy to come up with the list of what you don't want; it's all those things you've been complaining about. Let's get them out of your head and onto paper shall we?

Start with the simple T diagram. Get out a piece of paper and about a half an inch from the top draw a horizontal line. Then down the center of the page draw a vertical line. You now have two columns. For the heading of the left-hand column write, "what I don't want". As you begin to think about things you don't want, just jot them down in your left hand column. If you are like most of my clients, then your list would look something like this:

I don't want:

- Flaky, difficult clients

- Transactions that fall through

- Inconsistent income

- Working long hours

- Having to generate leads

- Not being well received on the phone

- Negativity, etc.

As you write your list, let it be a cathartic experience to get these "don't wants" out of your mind and onto the page.

The problem with having these "don't wants" circulate around in your mind day after day, is that they build a negative vortex and before you know it you end up stuck with nothing but your negative thoughts. You can't help but project that negativity which makes your interactions with your clients negative and creates a vicious circle.

Step 2 - Notice what you do want

When you find yourself consciously or subconsciously focusing on the lack of anything like clients or income, notice your mindset and just say "stop!" Take a deep breath and ask yourself a better question, "so what do I want?" Then your mind will begin thinking about all the things you intend to manifest and instead of being in a downward spiral you are going in an upward spiral.

Now that you've made your list of "don't wants" it will be very easy to make your list of "do wants". In the right-hand column, write down all the things that you do want. Don't hold back, really go for it. If you're like most of my clients your list will look something like this:

I do want:

- Motivated, decisive, qualified clients

- Transactions that flow easily and effortlessly

- My ideal clients

- X amount of income each and every month (fill in the blank)

- To have fun and work reasonable hours (be specific!)

Write down whatever you truly want, personal or professional. Not only is this a "wish list" but also this is a notice to the universe of your intentions. So what are your intentions? Do you want a business that you can take to the next level? What's really motivating you? Do you want to save for early retirement? Do you want to send your kids to college? Do you want to live in your dream house? Do you want to take vacations every year? If so put those in your list of do wants.

Step 3 - Visualize and Feel

This step is so important and yet so many times we don't take the time to visualize and feel our desires.

Have you ever taken a moment to visualize yourself with lemon? Do that right now. Imagine going into the refrigerator picking out a juicy lemon, putting on a cutting board, cutting it in half, taking a half sitting on a cutting board bringing it to your mouth licking it with your tongue and then sucking the juice. Really taste the juice of a lemon in your mouth. What do you notice?

If you're like most people, you will begin to feel your mouth pucker. Isn't that interesting? There is no real lemon, only the lemon in your mind. But if you did the visualization accurately, and imagined lemon to be real, your body will respond as if it is real.

The truth is that the body doesn't know the difference between what's real and what's imagined. Thoughts and feelings held in your subconscious mind will be experienced by your body as real.

They did a study of Olympic athletes. They had two groups. Group A. actually did the running. Group B. had electrodes looked up to their muscles and only imagine running. The test results showed that group B. fired off just as many electrodes as group A., just from visualizing that they were running.

This is how powerful the body mind connection can be. Visualizing is utilizing this body mind connection. We often think that it's not good to daydream or that it's a waste of time, but truly visualizing what you do want in as specific detail as possible can be a very powerful tool.

Step 4 - Clear your mind of Self-limiting Beliefs

What if you wanted more money but had beliefs that were anti-money, such as, "there's never enough money." Remember, our beliefs create our reality. If you believe that there's never enough money, then that will be your experience, no matter how great your business strategies.

You need to clear that belief.

What if you wanted to become more successful in your business? What if on a subconscious level you believe; "if I am more successful, my family life will suffer?" Remember, that's only a belief not a fact, but if you believe; it becomes true for you. Then you have an inner conflict that you're not aware of. It's like having one foot on the gas and one foot on the brake. You wonder why you're not moving forward. Many people have conflicts on a subconscious level about success.

Usually a core belief that generates the conflicts, is the belief "to be successful you have to work long hard hours, struggle, and sacrifice". Almost every one of my clients picked up that belief growing up. If you look back at your own conditioning, you'll probably find that your parents either said that or modeled that behavior.

In other words they didn't know about the concept of "working smarter" so they did what they knew how to do, which was to work harder and harder and harder. You witnessed that and that belief became a program in your subconscious mind.

Just as files in your computer don't change unless you change them; beliefs in your subconscious mind don't change unless you change them. In this example, your new belief would be "success requires that I work smarter not harder."

Step 5 - Take Inspired Action

Now you're ready to put all of this work into action. Take action that comes from your heart; take action that inspires you, take action that comes from your intuition. Don't just go through the motions, really put your heart into it and believe in what you're doing.

I was working with a client the other day who was feeling a lot of resistance about prospecting. Even though she wanted to build her business, she kept feeling bored with routine, and lacked the motivation.

I guided her into a process to help her to get clear about what she needed to bring the spark back into her lead generation activities. It turns out that she needed 3 things:

1. Flexibility: she wanted to start her prospecting at different times in the morning, instead of a set "I have to start prospecting at 8:30 AM"

2. Variety: she didn't want to call the same categories of people day after day. She wanted to mix it up, so that she would call her sphere of influence for part of the time, expired part of the time, FSBO's part of the time and so forth. So we worked with these different categories until she could feel some excitement about calling these people.

3. A day off. For her to take inspired action, she found that it was necessary to give yourself permission to take a day off from prospecting each week.

When she got clear on what she needed to take Inspired Action, her resistance disappeared.

By defining what you do and don't want, really visualizing your success, re-programing the beliefs that no longer serve you and taking inspired action to achieve your goals, you too can be a real magnet for success.

illegal signs illegal signs - I've heard of this type of Marketing done a lot in the Real Estate Investment world. Typically the posters are put up on a Saturday evening in high traffic areas with the intention to get exposure from Saturday right through Monday morning when the city workers then take it down. I know there are fines involved but not sure how much. I also know typically the neighborhood gets into action and the RE investors typically get more calls from angry neighborhoods than actual leads to buy homes at a discount. It's a cost of doing business for them.
