Home Staging Attracts Top Notch Tenant in Deflated Rental Market

Staging Diva Graduate, Isabelle Gelderblom, is proving that home staging works in the saturated rental market in Wiltshire, England.

Isabelle’s company, iDESiGN Home Staging, was hired at the end of a two-hour home staging consultation where she helped her client understand that the key to attracting the perfect tenant would be by highlighting and marketing the flat’s benefits rather than its price. The property owner knew she wanted the knowledge and experience of iDESiGN to help her rental stand out from the competition.

Distracting items were removed from the flat, existing furniture was styled with a color coordinated scheme and new accessories were added. Four agents viewed the property and all remarked they could see themselves living there. All valuations came in at about the same figure – 10% higher than competing rental units in the area.

For an investment of roughly $500 including consulting fees and new accessories, a modern flat was transformed into a show home and rented within 2 weeks to the second viewer for about $60 per month more than similar properties.

You can also rent for the full day for $76 +taxes. That's really helpful on the weekends as most Rental companies require a 2 day rental.

I haven't had a chance to read all the replies and i have to jet from the office... I suggest marketing where ever your Target Market congregates. If it's a forum of concerned parents - go there. Strike up a deal with the forum owner (JV) and have him promote it to the list of members (Integration Marketing). If you want to go with Forums then i would partner with a parent who is a frequent poster/moderator on a particular Target Market Forum and have him/her add your link to their signature. That was just a thought but it's not as intense once you get buy in from the Forum owner or high ranked poster/moderator. Hope that sparks some new ideas.

For example, the Home & Garden Industry is extremely behind the time in regards to their websites. I attended an Home & Garden Expo in Denver and collected all the companies contact information. I plan on cold calling & mailing information to each business. It also gave me time to research the industry more, talk directly to the owners in many cases, and learn more about what they need. Jeff
Website value via Cap-Rate Website value via Cap-Rate - Evan, no I haven't seen it used for websites as it struck me as a way of determining value when I look at Rental properties. I'm sure if you look at the basics of the formula you can figure the numbers you'll need to extract from your Web metrics. I know in the rental market you want to look for a property that has a Cap rate of 10%. In the Toronto market you'll be lucky to get 7%. It's a quick way for an investor to determine if a property is a good buy at first glance and then go deep into the numbers reported. short answer: no I haven't seen it being used to determine website value.
