Staged homes brings in higher commissions to them than a none-staged home. How well do they know that people by houses on their “emotions” and not so much on good thinking. The agents will simply want to advertise your home more than a none-staged. All this extra exposure for no more cost to you of course!

In order to make the rooms look bigger many of your furnishings will need to be taken out. Then with the remaining pieces will need to be placed so that they bring out the highlights of the room. The buyers will sense that your house was well taken care of by being well-keep and up-to-date.

A new home shopper is trying to make up their mind if they’re even going to get out of the comfort of their car when they pull up the staged home. Just picture yourself being a buyer and what is the first thing that catches their eye’s in those first few seconds? The entryway is of absolute importance. What is placed by the walkway up to the entryway is of paramount importance.

A manicured yard says it all…with flowers planted of the current season. Finish off with some colorful flower pots near the doorway. A doormat saying “welcome to our home“ is always a warm invitation. If you haven’t a stained wood door then a painted door of inviting color…always does the trick.

The whole idea when they open the front door is a sense of curiosity inviting them to come in and want to take a look and not hurry to leave. All the drapes should be opened and most of the lights on as well. Set the thermostat at seventy degrees and placing candles in just the right places always brings a smile to the ladies.

One good thing about staging a home is it gives you a chance to get rid of a bunch of clutter throughout the home. Often times in the attic there’s always room to place four to eight more sheets of half inch plywood. This enables more storage space to the potential home buyers. Walk throughout your home and peer out each window and placing yourself in the shoes of the promising new homeowner. Look and see if there are any eye sores that need to be taken care of.

Finish up with all projects of your staged home for the “appraisal guy” to come at just the right time. You can rest knowing that research from the RESA states that staged homes sell 68% faster than none-staged. Good luck!

QuickBooks vs. Microsoft Money vs....? QuickBooks vs. Microsoft Money vs....? - I have always used Microsoft Money to run my business - accounting, invoicing, etc. It came with my computer when I got it and integrated well with my online banking system so everything is a breeze. It only takes 30-60 minutes every quarter to do the bookkeeping (keep in mind that I have a very simple business - no inventory, very little invoicing, I do all my payments by credit card, etc). Is QuickBooks or Money the best accounting tool for small business owners? Or is there something even better?
