How To Make Sure Your Property is Sold Before You Buy It!

The easiest way to not get stuck with a property before you buy it, is to call up all the people on your “buyer’s list.” Even easier and faster is to send out an email. Then your next questions is where do you get one of those golden list? That being the buyer’s list is the golden list. Well it’s like this, you can’t buy one. You can’t buy a “buyer’s list” anywhere. So you have to make your own “buyer’s list” in the following example.

To make your initial “buyer’s list,“ your going to have to tell a little white lie. Your phone is going to ring off the hook because of what you write on the house for sell signs. You need to write:

House For Sale

3/bedroom 2/bath

Market Value 145K

Cash Only Sale 65K

Call 888-777-6666

Your going to make about ten to twelve bandit sign’s. Their called bandit sign’s because their illegal in most states. But there is a work around to that problem. You see the sign cops are off on the weekends. Put all your signs out on a Friday evening then pick them up on Sunday night or right after you sell the house.

When folks call and you don’t really have a house for sale, this is what you do. Tell them you just sold the house and your fixing to head out the door to go pick up your signs. Of coarse this is just for your first house that you have do this. Once your have a few good buyer’s, they’re most likely going to buy every house you send them.

The next time you get a house you either you don’t have to put any signs out because you already have yourself a good list of buyer’s that’ll buy every house you can send them. Or if you just want to sweeten the pot, then go ahead and stick you signs out anyway all around a few intersections when you get a house you need to sell fast. I call that a “double whammy!”

This way your creating a “buzz” around the house for sale. Your taking the highest offers. You tell all parties that you’re going to choose the highest bidder on Sunday night. In essence you will have three or four highest offers. You choose the highest bidder above your initial amount. Let’s say you started at 65K, then who ever offered the highest above 65K that’s the one who get’s the house. Of coarse each party doesn’t know what the others have offered. This is what makes auctions so successful to the people selling a house.

This is how you can wind up getting far more than you asked for. This is the same way eBay is so successful with auctions. If your potential buyer really wants the house he can easily offer more than the asking price, in order to secure the bid. He may of offered 70K or 75K. You wind up with much more than you asked for, because you asked for 65K.

I would do my personal direct mail campaign, with free reports offering on the web, talking about financing, trade-ins, whole-sale market, sales tips etc. I would then position myself as the only car sales person doing it in town. From there, I will get customer's mailing address and start sending post-cards and sales letters, again, using the internet to automate this sales process. I will also do video promos, me teaching in video how to finance a car etc. Then I would have a YouTube channel to cross promote the channel and my website where my prospects come to give me their email address. Oh I loved selling cars, meeting different people every day...
