Closing the Sale: Assume the Close, But Never the Reason

Many organizations have increased their focus on selling during this past year's more challenging economic climate, and we are frequently asked to help business owners, service providers and sales people learn how to close the sale more effectively.

But while there are certainly many techniques and approaches involved in completing a sale, closing is not a stand-alone activity. Even worse, a seller who attempts to "close the sale" more aggressively without properly executing the entire selling process can do more harm than good.

The most successful sales professionals are able to make things happen not because they are silver-tongued or aggressive when it comes to asking for the business, but rather because they are diligent and proficient when it comes to implementing all the steps that comprise the selling process. In fact, it is often the effective movement from step-to-step that enables a sales person to develop the relationship, knowledge and confidence required to effectively complete the sale.

Clark Green, who manages a business development team at Infor,one of the world's largest business software companies, explains this perspective very nicely. "To be successful a Rep has to earn the right to go from one step to the next within the selling process," he says. "And along the way he or she must build a foundation on which to ask for the order."

Assume the Close...

The most successful sellers are able to consistently execute the entire selling process in a seemingly natural style. As a result, it is common for them to honestly expect customers and prospects to buy. This attitude is often referred to as "assuming the close," which simply means that we approach each selling opportunity with a tone, demeanor and attitude that implies, "I'm sure when all the facts and options are considered, you'll feel most comfortable doing business with me."

It's important to realize, however, that this expectation is not a result of over-confidence. Instead, it is the result of diligence in executing the earlier steps of the selling process - and of "earning the right" to progress from one step to the next before asking for the order.

If our qualifying, probing and listening techniques are well-executed, it is likely we'll be able to offer customers and prospects the right solutions to their needs - needs that are both expressed and identified. If we fail to execute these steps, then closing the sale becomes a guessing-game.

...but Never the Reason

Each potential buyer is different, and it is our responsibility as sellers to engage in a thorough need assessment before attempting to close the sale. The biggest mistake a seller can make is to assume he or she knows the "reasons" a customer wants or needsto buy - instead, the prudent sales professional conducts a thorough need assessment toconfirmthese facts.

During this assessment our goal is to identify a prospective customer's needs, priorities and best interests, and to offer solutions that satisfy all three. Ideally, we should never offer a solution until we are sure it is, in fact, the right solution - until we fully understand the reasons why a person or organization should buy our product or service.

Once we're sure of that, it becomes much easier to assume the close - and to close the sale as well.

The Double Close/Escrow The Double Close/Escrow - Hello, I was in business for many years and have decided to buy another. Retirement isn't what it was cracked up to be. BITD if I needed a piece of equipment or bought another business I just put up 20 percent and the bank did the rest. I have been reading about another way however and hope some of you can fill in some blanks for me. What I am reading about is the double closing which uses a swing loan and an asset lender to purchase the assets of a business to use as the down payment. As below: 1.You arrange a swing loan for the down payment amount from the bank and give this to the seller. Supposedly after the paperwork this transfers title of the business and its assets to you. 2. In another room you have a second closing set up with a asset lender who loans you the amount of the swing loan which you use to pay off the swing loan. Now the asset based lender owns the assets as collateral for his loan and the seller is owner -financing the remaining balance. Now , I get a double escrow close in real estate circles but there are a couple of things about this business purchase situation that I don't understand. If the seller of the business is owner financing it and has the first lien what is his motivation to allow his assets to be used for collateral to the asset lender? Does the asset lender take a second lien on the asset loan he has just made( the down payment)? Or does it truly mean that during the first closing where the seller received the down payment that the right to do whatever I wanted with the assets was truly transferred to me and I can now give the asset lender a first lien position? This seems very strange to me but I continue to read about it in numerous places and the methodology never varies. Again, its been awhile since I did all this and we were much simpler back then. However, even then it took an act of God and Congress for any first lien holder to give up that position. Even for a very large down payment. Any help you guys and gals could give me would be greatly appreciated. All the Best!

I want to get away from the lead generation because this business became way too competitive and we just don't have what it takes to stay in this arena. Besides, there is no real information resource for potential franchise buyers and I think the industry needs someone like us, kinda unbiased. I have been working on a marketing plan. We are now offering a bunch of high value information to our clients, helping them on different aspects of the franchise sale process. We still generate leads (and we will for a while I would assume) but this is not our core business.

Very clear and researched figures, when I started out I was eager and neglected this vital component it cost me a lot of time. Be realistic with yourself, and verify everything. This document should be able to pass inspection by any 3rd party, ie Bank Manager etc, irregardless of whether you are looking for funding or not.

For instance, a lot of times website owners will close down their online businesses, remove their site content and then put their domain name up for sale.
