Seven Tips for Successful Real Estate Marketing

Growing a successful real estate practice starts with generating an abundance of leads and then building a relationship with them. But how does a real estate agent do that successfully, especially when there are so many other real estate professionals vying for the same names to add to their list of leads?

In this article, you\'ll read about 7 tips that real estate agents can use to implement a successful real estate marketing effort that can generate leads and create a foundation for a relationship.

1. Know your target market. Your target market is the group of people who are most likely going to buy or sell their homes through you. Your target market is not \"everyone\". Rather, it\'s made up of a group of people who are limited by geography, language, income, and more. Take the time to understand exactly who your target market is and what is important to them.

2. Strike a balance between offline and online marketing. Real estate agents fall into inertia-driven patterns of marketing in specific areas offline (like park benches and newspaper ads). A shockingly small number of real estate professionals are marketing online and an even smaller number are doing so effectively. Start out with some form of online content marketing (blogs are free and they are very easy to set up) and commit to marketing consistently for a period of time with a blog. Once you have a few blog posts under your belt, start to incorporate some measurement into your blog posts to see what people are responding to.

3. Measure your marketing! Don\'t adopt a marketing method because everyone else is. Test a particular marketing method. For example: In your offline marketing, try using a specific telephone number; in your online marketing, measure click-throughs. Figure out which marketing methods are the most effective for your target market and then optimize those.

4. Leverage your sales funnel. Remember that all of your marketing should be built around your sales funnel. Online marketing is no different. Resist the temptation to just randomly sign up for the latest and most exciting site. Instead, use your sales funnel to help you decide which websites are the most effective marketing tools to use.

5. Be different. Many real estate professionals mail out the all-too-common calendar or notepad as a way of keeping in touch. These are good but overused. Adopt some different styles and different marketing methods to capture attention.

6. Make a long-term plan. Effective online real estate marketing doesn\'t happen overnight. (Neither does effective offline real estate marketing for that matter). Create a plan and stick to it for the long term. Adjust your course based on metrics but persevere to achieve success from your online marketing efforts.

7. Integrate social marketing into your day. Social media marketing (such as Twitter and Facebook) offer some great opportunities but can also seem like huge time-wasters. Fortunately, if you have a mobile device, you can integrate your marketing into your day very easily.

These 7 tips can help you develop an effective real estate marketing strategy and can help you to build your list of leads and deepen your relationship with them.

illegal signs illegal signs - I've heard of this type of Marketing done a lot in the Real Estate Investment world. Typically the posters are put up on a Saturday evening in high traffic areas with the intention to get exposure from Saturday right through Monday morning when the city workers then take it down. I know there are fines involved but not sure how much. I also know typically the neighborhood gets into action and the RE investors typically get more calls from angry neighborhoods than actual leads to buy homes at a discount. It's a cost of doing business for them.
