Learn the Value of a Solid Cash Buyers List

In past articles I have hailed the advantages of wholesaling as a viable real estate investing strategy in today’s market climate. There are a variety of ways to make profits in real estate due to a thing called leverage. Leverage makes it possible to enter the world of a real estate investing business with little money….or even credit. This provides a number of unique exit strategies with tax benefits that are often unavailable with other investment vehicles. Now about real estate wholesaling: One necessary asset in the business of wholesaling real estate is an up-to-date cash buyers list. This list consists of buyers with ready cash or the ability to access quick cash for a purchase. Since the Wholesaler is assigning a contract, it is imperative that the buyer has the ability to close quickly. If you are a Wholesaler, you want only those buyers who can and will move quickly to close on your purchase contract so all your efforts are not lost.

Additionally, these individuals are likely serious professionals who can be allies when you are looking for partners, investors or even a favor like getting contact information on a local vendor or tradesperson. The important thing to remember is that without serious cash buyers at your disposal, you are out of the wholesale real estate business! Without an active list of cash buyers you could easily see your efforts to find and secure deals go to waste. Don’t let that happen to you.

In my mentorship program my students are my partners, so we allow access to our complete cash buyer list. This enables them to get their deals optimum exposure. It sure beats having to beat the bushes for a buyer at the last minute!

So, learn the value of a solid cash buyers list. Think of it as your business’ client list. Without clients, you’re out of business.

FTC rule or no rule the Internet is a global thing and still a wild wild west. Buyers should be careful and do due diligent before buying anything online

If my list A was about one topic, I will not promote anything to that list about another topic until I first have them opt-in to another list. Example of this is, let's say you were interested in internet marketing and you opted-in to a list for driving traffic (List A). I will not send information about product creation tips to that list unless I first have you opt-in for another list (List B). These two may be close enough so that might not be an issue, but what I find is most internet marketers drive all their promotions to their one and only list they own. So one day, it's about teaching mom-pop offline businesses about marketing, another day about oh let's market on Facebook, next day about, hey I found great product on promoting stuff on Mobile or cell phones, next week, let's talk about Amazon's Kindle, then Pinterest... You get what I mean. If I have to do above, it will be after subscribers decided not to buy any of my own products. Then I will send other promos to that list. But I think by minimum, it's good to create sub-lists for buyers of your own products so that you can send more advanced and higher end items exclusive to that list.
