My Advice to the Wise Investor

The American housing market may have officially crossed the line from correction to stabilization. Historically, after stabilization the phases are recovery and revival. All entrepreneurs should take a close look at real estate investment opportunities over the next few years, since this is when the money is really made.

As you can imagine, timing the real estate cycle is critical to achieving big returns on investment. Of course, there are other strategic objectives like picking winning markets, purchasing investment properties, increasing value by rehabbing the property, maximizing cash flow in any market and more. This article, though, is dedicated to the market cycle, how it works and where we are in it.

Visualizing the cycle in its entirety is the easiest way to grasp its predictability. But in order to see the pattern you have to zoom way out and see the forest through the trees, as it were, because one pulse in investment properties takes 12 to 15 years.

Now, consider the following two cycles of median home prices. The first, from 1983 to 1996, started with the economy in rough shape. Then an economic boom pulled real estate and the Dow index way up. It was a big party, everyone was making money, and then banks got a little crazy with their lending standards and the whole thing went off the rails — stock market crash, massive bank failure, real estate market correction and a serious recession. You know the rest of the story.

In summer of 2009 I predicted values to hit bottom in summer 2010 and stay flat for five years, only to go back up significantly when tax-cutting becomes the policy and the economy booms again. Note that price point will play a crucial role in recovery. Entry level housing will see recovery long before the luxury home market sees the light of day. Some markets across the country will emerge much sooner than others.

The good news is that it’s pre-boom all over again. The better news is that now you are aware of it at a very early point, so it’s the perfect storm. And the best news is you have plenty of time to get your assets in gear and take a position.

Mentors vs. Coaches Mentors vs. Coaches - martin, that's a good point about Coaches Vs. Wise old owls... would be great to have a "wise old owl" with Coaching abilities... I have noticed a previous mentor of mine was not open to new ways of doing things as she mentioned that the tired and true method that worked for her was the only thing she would support that I do. It worked ofcourse and we got the desired outcome just as planned - so I'm not complaining.

Sow tears you will reap tears. This is the law of the universe. This is the golden rule. Don't say people don't like you when you don't like others. Don't say people don't love you when you don't love others. Treat your customers like king that they will never want to leave you for your competitors. If you are selling a product and you don't have what they want at a point tell them when they will get it immediately. This will make them come to you all over and over again. I read about a supermarket in America that gives one to three year guarantee on any product they stock. The manager was telling his staff one morning that look if any customers come in asking for refund on any product give it to them. If you see a customer wheeling a tyre to this supermarket refund his money to him. One of the staff was surprised and asked "But we don't sell tyre here!" "It does not matter, as long as he is our customer, we must satisfy him." How will customers not be loyal to this type of supermarket? Your success lies in your hand. Let me end this post with this story. A young man held a bird in his hand and was about to trap a wise man who everybody believes is wise with a trick. He asked the wise man. "Wise old man. I know you are wise. The bird in my hand is it dead or alive" The old man looks at him and said "The answer lies in your hand. If I say the bird is alive, you will squeeze it to death and make me a fool. If I say it is dead you will release it and let it fly away. You determine if it is alive or dead. The answer lies in your hand." The moral of the story is that your success lies in your hand. You can kill it or let it live. You can do unto others as you want then to do unto you.
