Use Color to Your Advantage
The real estate investment business covers so many diverse avenues
that a broad range of experience in the trades as well as tax law, real
estate law and negotiation are all useful on the resume of the real
estate investing professional. As a real estate mentor, I have respect
only for those who have actually had extensive hands-on familiarity in
all the foregoing areas.
I recall the late 70s and early 80s, wearing my tool belt; I daily
got my hands dirty as I jumped into each job. One simply cannot call
him/her self a real estate mentor if they have not paid their dues to
that extent.
Now let me get to today’s rehab tip. As you probably already know, I
am a big fan of the virtues of paint applications. Today I want to
speak on the importance of color in the home. While you’ve heard me
say: “paint is cheap,” I’ll add: “color is free.” When sticking to
pastel shades, a little coloration in a white base will cause a house to
look more like a home.
I have advocated spending a little more money on labor so the
ceilings are spayed in a bright white, flat finish. Then the walls are
cut in with a complementary off-white. The key is to avoid extremes.
Stick to neutrals. “Neutral” has often been confused with “earth
tones.” “Neutral” tones are timeless, while an “earth tone” can be very
dated and make the final product look old-fashioned. Let the new owner
decide how they will decorate their home.
Now, in the most public room of a house (living room, kitchen, dining
room), a discreet accent wall can be stunning. Let me elaborate on
this a little. Sticking with neutral tones, take the darkest shade from the same color card from which your wall color was chosen.
Choose the most appropriate single wall in the room. Where is that?
It can be the fireplace wall, or the wall furthest from the entry to
the room. Specifically, in a rectangular room, that wall should be one
of the short walls…never a long wall. This is because dark colors tend
to create the illusion of being closer than they really are. Can you
see what would happen if you did that? It would make your rectangular
room appear even longer and skinnier than it is…big mistake!
Now, conversely, when you accent the short wall in a selected
rectangular room you will square it up and make the room much more
inviting. Again, enlisting the right emotions with your buyer is what
it is all about. That’s my real estate investing rehab tip for today.
