The first and best way to get you to shy away from buying one of these is Go look at one. Can you find one in good shape NO Why? Well its human nature take something away from me and I will fix you.Please understand not only are these homes deteriorating on their own someone has probably done some things that should be Criminal and in some states is. Once heat and air systems are turned off the chance for the growth of mold and other toxins happens this is Fact! So if you are not a professional and figure you can just do some cleaning and painting cut the grass through out the garbage and go home WRONG!!! You just got involved in a Law Suit Fact again. Why? Well when people buy or sell Real Property they have a little thing called disclosure which means whats going on with this property good or bad. You own it you are responsible not prior owners No Matter what they left or why they were legally thrown out. So the deal is you assume Total responsibility for the property and if you sell it or Rent it like many are doing YOU and only you are held Liable GET IT? There is no previous disclosure it has been taken over as is. Now if someone gets Sick God forbid its your fault for not doing what should of been done to make the property SAFE!!! There are No excuses its yours thats why you got the deal. So Guess What maybe not so good well its called common sense think before you do there are 20 million people trying to sell you a bill of goods for a bill of goods get it?
My resolution and yes its also my business buy these as a group or partner effort Why? You should get involved with someone in this industry they know building codes and health codes and what it takes to make a property SAFE and Law Suit Proof along with Tax benefits and best economic resources to make it a viable investment. This is why I developed my company Investment Property Builders to put programs like this together along with new energy alternatives to help both the cost and the environment. Using PR Leads - Hi Shri - absolutely! When you sign up you create a profile and select a number of categories that you are interested in (up to 10 I believe). From there you will receive at least one email per day with topics that reporters are interested in finding experts / stories on that relate to your profile categories. 2 things to look out for: 1) Short deadlines - you have to check your email and respond quickly because many of the stories are on short deadlines. They can even be due the same day that they come out. 2) Be different - remember that many people are using this service so you really need to offer the reporter a unique angle and not just "contact me because I am an expert in this area" The cost is $99 / month and I've found it to be a useful service so far.
Re: Importance of web accessibility - Ain't that the truth. Idol hopefuls who are SHOCKED! ;0) Its like walking around with food in your teeth and no one tells you. But I think the bigger trick is finding a 'test' group who are actually relevant to your business. Just asking strangers/associates for their feedback doesnt cut it. The owner did not tell the whole truth when he was selling to my firned and at the end of the day my friend was not making the kind of money he expected to make.
